Dubai Golden Visa & Property Buying Costs 2026: The Complete Investor Guide

One of the first questions Australian clients ask us isn't "which project should I buy?" — it's "can I actually get a Dubai golden visa through property, and what will this really cost me once all the fees are added up?" Fair questions, and ones that deserve clear, current answers rather than marketing gloss.

Dubai Golden Visa Through Property: 2026 Requirements

Dubai offers two distinct residency pathways linked to real estate, and it's worth understanding both.

The 10-year Golden Visa remains the headline option for property investors. To qualify for a 10-year Dubai Golden Visa through real estate, investors must own property with a minimum purchase value of AED 2 million (~$775,000 AUD), and both ready and off-plan properties qualify if purchased from government-approved developers. Two recent rule changes have made this route significantly more accessible. First, in February 2026 the requirement for a 50% upfront cash payment was scrapped — mortgage-backed purchases now qualify as long as the total property value meets the AED 2 million threshold, regardless of loan-to-value ratio. Second, there's real flexibility in how you reach that figure: there is no cap on the number of properties you can aggregate to reach AED 2 million, so a portfolio of smaller units can qualify just as easily as one larger purchase.

A few practical details worth flagging: the qualifying value is based on the purchase price stated on the title deed, not current market value — so a property bought for AED 2.1 million that later appreciates to AED 2.8 million still comfortably qualifies. Golden Visa holders also gain meaningful lifestyle benefits: they can sponsor a spouse, children and domestic staff, and are no longer required to visit the UAE every six months to maintain their status.

The 2-year Property Investor Visa is the other route, and it changed significantly in April 2026. Dubai removed the minimum property value requirement for individual investors applying for this visa, provided the applicant is the sole registered owner — previously this required a minimum of AED 750,000. This has opened residency access to a much broader range of buyers, though off-plan properties do not qualify for this particular visa, which requires a completed, registered property.

For most of our clients targeting a project like Waada, The Heights or Jumeirah Golf Estates, the 10-year Golden Visa via off-plan purchase is the more relevant route — securing long-term residency and developer payment plan flexibility together.

Cost of Buying Property in Dubai: The Full 2026 Fee Breakdown

This is where first-time investors often get caught out. The advertised purchase price is never the full number — here's the real cost stack:

DLD Transfer Fee — 4%. This is your single largest additional cost. The Dubai Land Department charges 4% of the purchase price on every transaction, applying to both off-plan and secondary market purchases. In market practice, the buyer typically covers the full 4%, even though the rule technically allows it to be split with the seller. Helpfully for off-plan buyers, for off-plan purchases the 4% DLD fee is typically paid at the time of title deed issuance, which occurs at or shortly after handover — meaning you generally don't need to fund it upfront. On a AED 2 million property, that's AED 80,000; on a AED 4 million property, it's AED 160,000.

Agency commission — 2% (+5% VAT). The standard real estate agent commission in Dubai is 2% of the purchase price, plus 5% VAT on that commission. Importantly, in off-plan sales, commission can be as high as 4%, but this is footed by the developer, not the buyer — one of the genuine advantages of buying off-plan through an established agency rather than on the secondary market.

Fixed administrative fees. Expect a title deed registration fee (AED 4,000 plus 5% VAT for properties above AED 500,000), plus DLD trustee and admin charges typically adding a few thousand dirhams regardless of property value.

Mortgage registration (if financing). If using a mortgage, add a 0.25% mortgage registration fee on the loan amount, plus bank arrangement fees.

FAQ: Dubai Golden Visa & Property Costs

How much property do I need to buy to get a Dubai Golden Visa?

A minimum of AED 2 million (approx. $775,000 AUD), which can be a single property or combined across multiple properties, with no cap on the number.

Can I get a Dubai Golden Visa with a mortgage?

Yes. Since February 2026, mortgage-backed purchases qualify at full property value, regardless of how much equity you've paid down.

What are the total costs of buying property in Dubai?

Plan for roughly 6–8% on top of the purchase price for ready property (DLD transfer fee, agency commission, registration fees), somewhat less immediate cash outlay for off-plan, since the DLD fee is often deferred to handover.

Does off-plan property qualify for the Golden Visa?

Yes — off-plan properties qualify for the 10-year Golden Visa, but not for the 2-year Property Investor Visa, which requires a completed, registered property.

The Bottom Line

Plan for total upfront transaction costs of roughly 6–8% on top of your purchase price when buying ready property, and somewhat less immediate cash outlay on off-plan purchases. For a AED 2.5 million off-plan townhouse, that's a manageable, predictable cost — especially set against the residency benefits and payment-plan flexibility on offer.
